Commercial Manager - Construction Company

We are proud to be partnered with an incredible, unique Developer owned Contractor to find a Commercial Manager to join their construction delivery team. This Contractor is a privately owned family run business with massive projects, solid financial backing working on schemes including a 5* Luxury Hotel. The ideal candidate will have the experience and commercial expertise to take responsibility for the financial management of projects, negotiating and agreeing contracts and ensuring compliance with relevant business targets, processes, and procedures. Supported by the Commercial Director, the successful candidate will be joining the Company at a time of growth and the post will provide an exciting opportunity for someone who is motivated and ambitious and who wishes to make a real impact on the business.

 

As a Commercial Manager your duties will include but not be restricted to:

-          Managing materials and subcontractor procurement.

-          Ensuring contractual terms and conditions for suppliers and subcontractors are established and administered.

-          Providing regular cash flow forecast of expenditure.

-          Managing the change management process, consulting with other functions to assess changes and risks to the overall project profit and loss.

-          Producing a monthly consolidated cost and expenditure report for the project.

-          Overseeing the monthly valuation processes.

-          Reviewing potential contractor and supplier claims, carry out the adjudication of claims and make recommendations for settlement if applicable.

-          Overseeing the finalisation of contractors’ accounts and close out contracts for the project.

-          Overseeing the raising of consultant, supplier or contractor instructions as necessary for signature by approved parties.

-          Overseeing the financial contingency built into packages and ensure that contingency allowances reflect the current programme position.

-          Providing commercial input to tender documentation and propose value engineering as necessary.

-          Ensuring all instructions issued by the operations team are reviewed for cost implications.

-          Supporting the change control process and assist in identifying the cost implications of any proposed changes.

-          Proactively managing changes in project scope, risk assessment, and producing contingency plans, to ensure a successful outcome.

-          Ensuring that procurement practices adhere to statutory guidelines and regulations.

-          Preparing and assigning duties to team members.

-          Chairing meetings with the commercial/ technical/ build teams as well as relevant stakeholders.

Qualifications and Training

-          A degree/equivalent qualification (HNC/HND)

-          Have at least five years’ experience in the Commercial Manager or similar role.

-          Have experience on similar projects in the range of £15-20 million.
